How do you choose a coworking broker when looking for flexible office space?

But it’s hard to find individual brokers that match your needs. And it really shouldn’t be.

Which filters do we use to identify the right individual?

1) Do they own the coworking brokerage in question? There is a large number of independent flex brokers out there – many owners of these companies will handle client office searches directly. We give you the choice of selecting an individual based on whether they own a company or not.

2) How large is their agency? There is often security in size alongside track record. But start-up agility backed by experience is just as effective.

3) Product type: If you are in the market for a specific type of product, you should be able to identify individuals that know it.

4) Size preference: There is no sense in speaking with a coworking broker that doesn’t want to deal with the size of space you are looking for. It’s a recipe for bad experience. We ask agents to define their ideal customer size so that you can be sure your agent wants your enquiry.

5) Location specialism: You want to be sure that the location you’re targeting is exciting and preferred. You also want someone that knows that location inside-out – where all the options are, where there are availability gaps, where the discounts might be hiding. A better localised knowledge from your broker will lead to better value-add and a better deal in the end.

6) Industry specialism: Your business sector is unique. You need someone that ‘gets it’ to advise you along the way. Agents specify industry types that they know best so you can choose someone in tune with how your sector works.

7) Personality: Most service-based relationships fail because of a bad character match between the client and the professional. Do you want a gung-ho sales scrapper or a considered, methodical researcher that will dot all the i’s? No other platform lets you match with office space agents this way.
